Centennial of Brownsburg: Model Homes & Clubhouse Are Now Open

One of Brownsburg’s most interesting new construction communities is officially taking shape — and buyers can now experience it for themselves.

The model homes and clubhouse are now open at Centennial of Brownsburg, a new Davis Homes community featuring the Epcon Communities concept of low-maintenance, lifestyle-focused living.

I first visited Centennial while the neighborhood was still in the early stages of development. At that point, there were no completed homes to tour and the clubhouse was still under construction. Now that the models and clubhouse are finished, I went back for a closer look — and the completed community concept is impressive.

What Is an Epcon Community?

One of the things that makes Centennial different from other new construction neighborhoods in Brownsburg is its connection with Epcon Communities.

Epcon is known for designing communities around low-maintenance living, single-level floorplans and private outdoor spaces. Rather than simply “downsizing,” I think a better description for the typical Centennial buyer is right-sizing.

Many buyers still want a beautiful kitchen, spacious primary suite, room for guests and plenty of entertaining space. What they don’t necessarily want anymore is a large property that requires constant exterior maintenance.

Centennial is designed specifically around that lifestyle.

The Private Courtyards Are a Standout Feature

One of my favorite features of the model homes is something Epcon has become particularly known for: the private courtyard.

Instead of simply putting a patio behind the house, the floorplans integrate the courtyard into the home’s living space.

That creates a private outdoor area for morning coffee, entertaining friends, having dinner outside or simply relaxing without feeling like you’re sitting in the middle of a traditional backyard.

Seeing the courtyards completed makes a big difference. They give these homes a character that is difficult to appreciate from a floorplan alone.

Low-Maintenance Ranch-Style Living

Centennial is particularly attractive for buyers who want to simplify their lifestyle without sacrificing the features they enjoy in a home.

The community features ranch-style living, and some of the designs incorporate features such as zero-threshold showers and layouts that make single-level living comfortable for the long term.

The HOA is currently approximately $285 per month and includes lawn care, snow removal and irrigation — including the water used for irrigation.

For frequent travelers, snowbirds, empty nesters or simply someone who doesn’t want to spend every weekend maintaining a yard, that creates a true lock-and-leave lifestyle.

The Centennial Clubhouse Is Now Open

The clubhouse is another major part of what separates Centennial from a typical new construction subdivision.

Residents will have access to amenities including a:

• Clubhouse and gathering spaces
• Fitness facility
• Swimming pool
• Pickleball courts
• Bocce ball
• B&O Trail access

Having the clubhouse completed makes it much easier to understand the lifestyle Centennial is trying to create. You’re not simply purchasing a house; you’re buying into a community designed to give residents opportunities to stay active, socialize and enjoy their free time.

Centennial of Brownsburg Home Prices

Current pricing begins in the $300s for villas, while the larger luxury ranch plans begin in the $400s.

Centennial is planned for approximately 178 homes, with both new construction opportunities and inventory homes becoming available as development continues.

For buyers choosing to build, estimated construction times have been approximately four to six months, although timelines, pricing, incentives and availability can change as the community develops.

Who Should Consider Centennial?

I think Centennial deserves a serious look from buyers who are:

Empty nesters looking to right-size, homeowners tired of exterior maintenance, buyers who prefer ranch-style living, people who travel frequently, or anyone interested in a newer home with amenities and private outdoor living.

The community uses an 80/20 age structure, with 80% of occupied homes intended to meet the applicable 55+ household requirements while allowing some flexibility for households outside that age group. Buyers should verify current community requirements before purchasing.

Location in Brownsburg, Indiana

Centennial also benefits from a convenient Brownsburg location.

Residents have access to shopping, restaurants, parks, medical services and major highways, with Indianapolis International Airport within convenient driving distance.

And having access to the B&O Trail is a particularly nice feature for residents who enjoy walking, running or biking.

If you’re considering Centennial, I recommend looking at more than just the model homes.

The floorplan, lot location, courtyard orientation, available inventory, upgrades and overall cost can all make a significant difference when deciding which home makes the most sense for you.

And remember: the builder’s sales representative represents the builder. Buyers can have their own real estate agent representing their interests during the new construction process.
