Thinking About Building a New Home in Avon, Brownsburg, or Plainfield Indiana? Here’s What You Need to Know Before Visiting a Model Hom

New construction continues to be a popular option for home buyers throughout Hendricks County Indiana. Communities in Avon, Brownsburg, Plainfield, Danville, and the surrounding Indianapolis suburbs continue to grow as buyers look for modern layouts, energy efficiency, and homes designed around today’s lifestyles.

One of the communities getting a lot of attention is Aspen Trace by Pulte Homes in Avon Indiana.

As a local Hendricks County real estate agent, I spend a lot of time touring new construction neighborhoods, comparing builders, studying floorplans, and helping buyers understand the differences between communities.

I’m Tony Janko with Janko Realty Group — also known locally as “Mr. Hendricks County” — and after helping more than 850 families buy and sell homes throughout Central Indiana, one thing I have learned is this:

Buying new construction is very different than buying an existing home.

Aspen Trace by Pulte Homes in Avon Indiana

Aspen Trace is one of Pulte’s newer communities in Avon and offers buyers larger two-story homes with modern floorplans.

The neighborhood features six different floorplans ranging from approximately 2,400 square feet to more than 3,300 square feet.

Buyers will find features many families are looking for today, including:

• Open-concept kitchens
• Large kitchen islands
• Flexible office spaces
• Upstairs loft areas
• Multiple bedroom configurations
• Modern finishes
• Smart home features

One thing I personally like about Aspen Trace compared to some newer neighborhoods being built today is the lot sizes.

Many builders have moved toward smaller lots and tighter neighborhoods, but Aspen Trace gives buyers a little more breathing room, more usable backyard space, and still provides that neighborhood feel many buyers want.

How Much Do New Homes Cost in Aspen Trace?

Pricing changes frequently with new construction, incentives, and builder promotions.

Currently, buyers should generally expect homes in Aspen Trace to start in the mid to upper $400,000 range, with many homes finishing in the $500,000+ range depending on floorplan, lot selection, and upgrades.

One mistake buyers make is only looking at the advertised starting price.

The final price can change significantly once you add:

• Lot premiums
• Kitchen upgrades
• Flooring selections
• Bathroom upgrades
• Structural options
• Design center selections

This is where having your own real estate professional matters.

Should You Use a Realtor When Buying a New Construction Home?

Absolutely.

One of the biggest misconceptions buyers have is that they don’t need a Realtor when buying directly from a builder.

The builder representative is helpful and knowledgeable — but they represent the builder.

Their job is to sell the builder’s homes.

Your Realtor’s job is to represent you.

At Janko Realty Group, we help buyers:

• Compare builders and neighborhoods
• Understand pricing and incentives
• Review lot selections
• Avoid over-improving beyond neighborhood values
• Navigate the construction process
• Understand resale value before choosing options

And the most important advice:

Contact us BEFORE visiting the model home.

Many builders require your Realtor to be involved from your very first visit.

Comparing New Construction in Avon, Brownsburg, and Plainfield Indiana

Every Hendricks County town offers something different.

Avon continues to offer many new construction opportunities with builders like Pulte and other national builders.

Brownsburg has become extremely popular because of its schools, location, and community growth.

Plainfield offers a mix of established neighborhoods and limited new construction opportunities, making location and availability especially important.

The best neighborhood isn’t the same for every buyer.

The right choice depends on your budget, lifestyle, commute, schools, lot preferences, and long-term plans.
