September 2026 Central Indiana Real Estate Update: What Buyers & Sellers Should Know

The fall real estate market is here, and Janko Realty Group continues to see opportunities for both home buyers and sellers throughout Hendricks County and the greater Indianapolis area.

During September 2026, our team completed 4 real estate transactions totaling $4,713,000 in sales volume. Three of those transactions represented sellers, while one represented a buyer purchasing a home.

One of the biggest changes we’re seeing is that buyers have become increasingly selective.

More available inventory in many areas means buyers can compare properties based on much more than price.

They’re looking at condition, updates, location, neighborhood, lot, garage size, major mechanical systems, HOA expenses, property taxes, monthly payments, and how one home compares with another.

For sellers, that means simply putting a home on the market and waiting isn’t always enough.

Price, presentation, marketing, and positioning all matter.

A properly priced home that shows well can still generate serious buyer interest. But when several similar properties are available, buyers are increasingly willing to move on from a home they believe is overpriced.

Fall can still be an excellent time to sell a home in Hendricks County or the Indianapolis suburbs.

While spring typically receives the most attention, fall sellers can benefit from having fewer competing listings in certain neighborhoods and from buyers who have a genuine reason to make a move.

There isn’t even one Hendricks County real estate market.

Plainfield can behave differently from Danville.

Two subdivisions within the same community can perform differently.

Even within the same neighborhood, factors such as updates, lot location, basement, garage size, square footage, condition, and price can dramatically affect buyer interest.

The same is true for different price ranges. Conditions affecting a $300,000 home may be completely different from those affecting a $750,000 or $1 million property.
